How long it takes to close on a house depends on a number of different factors that are specific to you and your situation. The biggest factor has to do with the type of financing you’re getting or if you’re getting financing at all.
If you are getting a conventional loan and you’ve been pre approved, then most lenders can close your loan within 30 days, possibly 45. But that would be the longest timeline that I would expect to see in this market.
If you’ve been pre-underwritten or desktop underwritten, which means that you’ve gone further through the process with your lender, then they may be able to close sooner.
In fact, I’ve had clients that have closed in as little as 14 days.
Now, they have gone through the underwriting process, and they had the ability to waive quite a few of the contingencies that can sometimes lengthen the contract, but in that case, they were able to close in 14 days.
So how long it takes to close really depends on the lending options you have available to you.
Also, if you’re getting cash, then or if you’re using cash to purchase the home, then you may be able to close sooner.
In general, it takes about 30 to 40 days to close a home at this time, which is August 2021.
